Summer 2025 Update from One Stop Housing

The Nest at Robin’s Apartments, One Stop Housing’s highly anticipated affordable workforce housing development in Bradenton, FL, is continuing to gain momentum and take visible shape. With every passing month, the project grows closer to its goal of providing 182 new, high-quality and affordable apartment homes to local residents who need them most.

As of May 2025, both Building A and Building B have made impressive construction progress. The development is moving forward at a strong pace thanks to the exceptional work and coordination of our construction teams, engineers, inspectors, and project stakeholders. We're excited to share the latest project milestones, construction highlights, and next steps for this transformative housing development.

A Vision Becoming Reality

The Nest broke ground in May 2024 with a ceremonial kickoff attended by Manatee County officials, One Stop Housing leadership, community members, and press. This project was made possible in part thanks to a $3.5 million loan approved by Manatee County commissioners in November 2023, reinforcing the community’s commitment to addressing the ongoing affordable housing crisis.

“The Nest represents more than a construction project—it’s our promise to Bradenton,” said Mark Vengroff, Managing Partner at One Stop Housing. “We’re proud to be creating safe, dignified, and affordable homes for people who truly need them.”

The Nest will offer a range of rental options with income-based pricing, including:

  • 34 studio units

  • 74 one-bedroom units

  • 74 two-bedroom units

The rental rates will be designed to be accessible for individuals and families living on modest incomes, especially in a market where over 60% of Bradenton households spend more than 30% of their income on housing.

Building A – Rising Fast

Building A is currently leading the pace with several major milestones completed:

  • The second-floor precast plank set was finished in March.

  • In April, crews ran the second-floor exterior walls, columns, and lintels and completed preparations for the third-floor plank set.

  • First-floor framing was also completed in April, with electrical rough-in and low voltage cabling underway.

  • Plumbing installations—sanitary, ventilation, and water main systems—are in full progress on the first and second floors.

  • Fire permit engineering is actively underway to ensure safety compliance at every level.

  • May marked a major step forward with the successful setting of third-floor planks, which laid the groundwork for third-floor exterior wall construction.

  • Framing work continues with first-floor interior framing finished, second-floor framing underway, and window/door bunking now in progress.

  • Electrical milestones include the installation of both main MDP panels and the completion of rough-in electrical work on the first floor.

From utilities to finishes, Building A is coming together with remarkable efficiency and attention to detail.

Building B – Steady Progress and Strong Foundations

Building B is keeping pace with major foundational work, now complete. Earlier this year, the team accomplished:

  • The ground floor slab and exterior walls were completed in February.

  • Columns and rough utility work were also completed—including storm, sanitary, and plumbing ventilation systems.

  • Architectural and structural reviews of the second-floor planks are complete, and installation is scheduled soon.

Sitewide Improvements and Infrastructure

Progress isn’t limited to the buildings alone. Throughout the first and second quarters of 2025, we’ve also made considerable strides on the site itself:

  • The sanitary sewer (gravity-fed) system for the entire site has been installed and passed preliminary inspection and pressure testing.

  • The construction road was completed earlier in the year to improve access and logistics.

  • The entire site has been leveled, and the aggregate base for the parking lot has been set, setting the stage for upcoming paving and landscaping.

These critical infrastructure updates are essential to ensuring not just functional buildings, but a well-connected, welcoming community.

What’s Ahead for Summer 2025

As we move into the summer months, construction momentum continues with several key milestones scheduled for both buildings. June will be a particularly productive month as major systems and structural components are installed and inspected.

For Building A, upcoming highlights include:

  • Roof installation and parapet wall construction

  • Completion of 1st floor mechanical systems

  • Rough-in of fire sprinklers and fire alarm systems on the 1st floor

  • Installation of plumbing vent stacks

  • Completion of exterior soffits

  • Inspection of 1st floor window and door bucking

For Building B, the second-floor precast plank set is scheduled, marking a major structural milestone. Following that, teams will begin all interior rough-in work across floors, including plumbing, mechanical, and electrical systems.

These updates mark a shift toward more detailed construction phases as the buildings are enclosed and prepared for interior build-out. We remain on schedule for full project completion by April 2026, with pre-leasing announcements expected this fall—a major next step for prospective residents looking to call The Nest home.
